Type Of Home Inspection Services

Buyer/Seller Home inspection.
  • If you are looking to buy or sell your home, it is imperative that you have a professional home inspection. A complete home inspection covers every aspect of a property’s condition and can alert you of existing or potential problems.
  • A complete home inspection is recommended and very important for anyone looking to purchase or sell a home. Purchasing a property is often a stressful situation and our job is to provide every customer with a professional and thorough home inspection that will report the status of all the components of the property, so the purchaser and buyer will know exactly what is damaged and/or in need of repair.
New Constraction & End Of Warranty.
  • The pre-delivery and end of warranty home inspections applies to brand new homes or homes that are at the end of their warranties. These house inspections take place up to a week before the closing and they allow buyers the opportunity to inspect their new home.
  • New construction builder warranty typically expires within the first year after closing on your home. This one year warranty period is your best opportunity to identify, document, and inform the builder of repair items and or issues with your home before you are responsible for them. That is why it is extremely important to have a full home inspection completed prior to your 1-year warranty expiration.
4 Point Insurance Inspection.
  • A Four Point Home Inspection is required by insurance companies before a home insurance policy is issued on an older home (30 years old or more). It covers 4 important areas of the home: HVAC, Electric, Plumbing, & Roof.
  • The need for this inspection will be based on your home, where you live, and the insurance company. The 4 Point Home Inspection covers the four areas of concern and of the highest liability for the insurance company: the roof, the HVAC systems (heat, ventilation, and air conditioning), the electrical systems, and the plumbing system. Any serious hazards or deficiencies (such as exposed wiring, active leaks or evidence of leaks) should be repaired before an application for coverage is submitted.
Wind Mitigation Inspection.
  • Home Wind Mitigation Could Get You Insurance Discounts. This inspection is one of the few types of home inspections that helps reduce the cost of homeowner’s insurance. According to Florida Statues, your insurance company is required to lower your rates based on features/construction of the home that reduce home damage in hurricane winds. Only your insurance company can determine your discount,
  • If you have not had a Wind Mitigation Inspection on your Florida home, you are missing out on state mandated insurance discounts that could reduce your insurance premiums. The Wind Mitigation Inspection reports are typically good for the property as long as you have the same insurance company. If you are purchasing a new home, you should have a new wind mitigation inspection.
Railings, Stairs, Balcony Inspection.
  • Florida State requires that every public lodging establishment that is three (3) stories or more in height in the State file a certificate stating that any and all balconies, platforms, stairways, and railways have been inspected by a person competent to conduct such inspections and are safe, secure, and free of defects." These inspections MUST be performed EVERY THREE (3) YEARS
Roof Inspection.
  • Roofs older than 25 years (shingle or other type) or 50 years (tile, slate, clay, concrete, or metal) require documentation showing at least three years remaining useful life. A Florida-licensed house inspector must conduct an inspection of the roof to check for any visible signs of damage or deterioration. When a roof has less than three years of remaining useful life, the homeowner must provide proof of a full-roof replacement to the home inspector before any policy is written on the home. The inspector will complete a Roof Inspection Form verifying the roof is in good condition.
